Information for Accepted Tenants

New Tenancy Information

Congratulations! We are pleased to have assisted you in finding your new home.

We would like to take this opportunity to make you aware of some of our office procedures.

You will need to contact the office to arrange a sign-up appointment.
All parties to the General Tenancy Agreement are required to be present at the sign up appointment to sign and initial all documents. You should arrange and keep this appointment within 48 hours of your acceptance of application.

We are available Monday – Friday between the hours of 9.30am – 4.30pm for all parties to attend our office for the sign up appointment. Please allow approximately 20 minutes and ensure you have read and understood all the information provided to you.

Deposit & Payments

A deposit is payable within 24 hours. Payment in full of the rental bond and 2 weeks rent is required before we can release the keys to the property. As mentioned on your application form this money must be in cleared funds e.g direct credit, in cash, bank cheque, money order or cash by prior arrangement & be paid no later than 48 hours prior to the commencement of your tenancy. A Trust Account receipt will be issued to indicate that we have received the balance of money owing.

Documents that you are required to read, understand and sign:

 General Tenancy Agreement – All pages of the Terms and Conditions on the General Tenancy Agreement are required to be initialed indicating that you have completely understood and accepted all conditions. A copy of the Terms and Conditions are available ahead of time from our office and are attached to your letter of acceptance email.

Bond Lodgement Form – 3 copies will be provided for signing: 1 for you, 1 for our office and an original will be sent to the RTA, who hold onto the bond until the end of the Tenancy Agreement.

Body Corporate By-Laws (if applicable)

Entry Condition Report – This report is to be filled out, signed on all pages by all tenants on the Tenancy Agreement and returned to our office no later than 3 days after the start date. If this falls on a Sunday we ask that you return it to us on the next business day.

Key Receipt – The key receipt is a photocopy of all keys and remotes that are provided to you. We expect the same keys to be returned at the end of the agreement along with any others you may have had cut.

PAMD Form 13 – Notice of Intention to Vacate – You are required to give us at least 2 weeks notice prior to vacating the property.

Final Inspection Guideline – outline of the procedure to follow when you are ready to vacate.

Rent Payment Options:

As advised on your application and letter of acceptance once your tenancy has commenced our preferred option for rent payments is via ReConnect One Card. Details of costs associated with ReConnect One Card will have been provided to you on the application form, on your letter of acceptance and your sign up appointment, but can also be viewed at www.reconnect.com.au under the C.O.U. (Conditions of Use) tab. Don’t forget to bring your bank account details & Reconnect registration form to the sign up appointment so that we can sign you up to ReConnect.

Payments can also be made during limited business hours at our office by either cash or cheque – please see our Office Coordinator for details.

Utility Connections:

Utility connections can be arranged on your behalf by our office direct with Realestate.com.au Connection Services. We ask you to complete and sign the two pages on your application form giving us your authority to arrange this for you. This free service if offered to you to help streamline your move. Once a connection has been registered you will be contacted within 24 hours by Realestate.com.au connections to finalise.

If you wish to organise the utility connections yourself please ensure you arrange your electricity connection promptly after you have received acceptance of your application. You can now choose from several electricity providers servicing Brisbane, consequently this can result in power being disconnected between tenancies if one party has arranged disconnection before a new connection has been made. This may result in delays to supply.

Routine Inspections:

Routine Inspections are conducted on the property once every 13 weeks. You will receive 1-2 week notice prior to this appointment. You are not required to be present at these inspections.


Maintenance Requests:

When maintenance is required at the property for any particular reason, we require this in writing before addressing. Please complete a Maintenance Request Form (in your Tenant pack), and or email directly through to maintenance@louisegriffin.com.au or log maintenance through our website www.louisegriffin.com.au. If the maintenance issue is an emergency please contact us as soon as possible. If after hours please refer to your tenancy agreement and RTA Form 17a for instructions.
